Located at 84 Wabasha St. W. in St Paul, on the site of the old Coca-Cola Bottling Plant, West Side Flats serves as a glimpse into what Sherman Associates has planned for the development of the Mississippi riverside facing the downtown St. Paul skyline.

Recognized as a key step in rebuilding the floodplain neighborhood behind the Mississippi River levy, construction began on the site in 2012. Completed in 2014, West Side Flats, the first of a proposed three-phase project, consists of 142 market-rate and 36 affordable apartment homes, as well as 6,185 SF of commercial space.

Sherman Associates’ commitment to high-quality development is evident throughout the project’s spacious studio, one-bedroom, and two-bedroom layouts as residents enjoy granite islands, floor-to-ceiling windows, stainless steel appliances, and available balconies. Residents also enjoy an indoor/outdoor pool and spa deck as well as a rooftop skyline lounge offering views of the Mississippi River and St. Paul skyline, a grilling area, outdoor TV, and gas fire-pit.

Sherman Associates has closed on its plans for West Side Flats Phase III A&B in 2020. The expansion will add an additional 171 market-rate, and 82 affordable apartment homes to St. Paul riverfront. The buildings also feature Sherman’s focus on positive community impact and will be fueled by Sherman’s developed solar gardens and associated programs. In addition, the affordable building will comply with Passive House building standards. Construction is commencing immediately and should be completed by Fall of 2021.
