A witness to the rapid evolution of agriculture and home to the J.I. Case Threshing Machine Company, one of the country’s major farming equipment manufacturers, this century-old building has stood prominently on the corner of South Washington Avenue and Park Avenue in the Minneapolis Mill District neighborhood since 1907. The building stood tall through a pivotal time in our country’s history as the mechanization of agriculture was crucial to keeping up with the explosive growth of the population.
Sherman Associates completed a historic rehabilitation of the building with a new collaboration-focused office for its headquarters and refreshed lower level and first floor food and beverage and retail space boasting approximately 20,000 SF. The most significant alteration of the building was the addition of a 7,000 SF rooftop patio. The patio provides space for a tenant-operated rooftop bar/restaurant, Sherman’s headquarters, and a spa pool, sauna, and guest lounge subleased by Canopy by Hilton Minneapolis Mill District located next door. The historic allure of the building was maintained with prominent floor-to-ceiling windows and high ceilings.
The J.I. Case Building rehabilitation is the final piece of Sherman’s redevelopment of the ‘Sherman block’ made up of three buildings that are bordered by South Washington Avenue, Park Avenue, South 3rd Street, and Chicago Avenue and includes the following, owned and operated by Sherman: East End Apartments, Starbucks, Canopy by Hilton hotel, and Umbra restaurant as well as commercial tenants, Chloe by Vincent, Trader Joe’s and Jimmy John’s.
Located blocks from U. S. Bank Stadium, Mill City Museum, Guthrie Theater, Stone Arch Bridge and three bustling parks – Gold Medal Park, Central Mississippi Riverfront Regional Park and The Commons – this is a vibrant, high traffic area. The main transportation corridor of South Washington Avenue connects Interstate 35W to downtown Minneapolis and the Warehouse District.
The Mill District is a neighborhood within Minneapolis, Minnesota, United States, and a part of the larger Downtown East neighborhood. The neighborhood contains several former flour mills left over from the days when Minneapolis was the flour milling capital of the world.
