Sherman Associates began construction of a Holiday Inn Express & Suites Des Moines Downtown in late 2014 as part of the Gray’s Landing development in downtown Des Moines. The hotel opened in early 2016 and serves as a key component of the 160-acre Gray’s Landing Master Development Plan, located just south of the downtown core.

The development also features Gray’s Landing Office Center, a 63,000 SF multi-tenant office building; The Nexus, a 142-unit market-rate apartment building, The Edge, a 90-unit workforce apartment building; Slate, a 132-unit age-restricted market-rate building for active seniors who are 55+; and The Meridian, a 174-unit luxury apartment building.

The Gray’s Landing Master Development Plan was designed to transform a former heavy industrial brownfield site into a vibrant, mixed-use urban neighborhood, adding significant value to the downtown area. By fostering connectivity to the downtown core, Gray’s Landing supports downtown growth, meets the needs of new workers and consumers, and provides critical support services. The project contributes to the long-term economic viability of downtown and serves as a national model for effective public-private partnership.

As part of this development, the Holiday Inn Express brand delivers a quality, mid-priced hotel experience that appeals to a wide range of travelers. Its central location provides convenient access for both business and leisure guests visiting downtown Des Moines.
