Finance & Commerce: Optimism remains for downtown Minneapolis

Sherman Associates has several development projects underway in downtown Minneapolis, showing optimistic signs of revitalization to come.

Moment opens next month delivering 222 apartment homes near Hennepin Healthcare and Thrivent in the Elliot Park neighborhood. A transitional healing center for burn victims operated by Firefighters For Healing will occupy space on the 2nd floor. Commercial space at the street level will include Starbucks and a daycare.

O2 and Ladder 260 are under construction in the Mill District next to the new Minneapolis Fire Station 1 that Sherman completed for the City of Minneapolis earlier this year. O2 will deliver 240 market-rate units in 2024 and Ladder 260 will provide 90 units of affordable housing in late 2023.

Sherman is renovating the historic J.I. Case Building that houses its corporate headquarters as well as additional office, restaurant, retail, and hospitality space that will be completed this spring.

Sherman is completing a historic office conversion to housing in Northstar Center East which will deliver 216 units of workforce housing in the fall of 2024.

Finally, Sherman acquired the full city block at 255 2nd Ave S bordering the Mill District and the North Loop for its Harmonia development – a $400 million vision that will bring multifamily, retail, restaurant, office, and more to Washington Avenue.
