Groove Lofts at Northstar Center receives CoStar Impact Award for Redevelopment of the Year
Groove Lofts at Northstar Center has been awarded the CoStar Impact Award for Redevelopment of the Year in Minneapolis-St. Paul. This accolade recognizes the exceptional transformation of the historic Northstar Center East building into a vibrant, modern residential community.
The $98 million redevelopment project, completed in just 16 months, marks the first post-pandemic office-to-housing conversion in downtown Minneapolis. The project was made possible through a combination of federal, state, city, and local funding sources, with historic tax credits playing a crucial role in its financial viability.
Groove Lofts now offers 216 apartment homes, ranging from studios to four-bedroom units, each designed to blend retro charm with contemporary elegance. Residents enjoy a host of amenities, including a cinema, arcade, karaoke lounge, maker's space, and coworking space.
The redevelopment of Groove Lofts has been hailed as a major win for urban revitalization in the Twin Cities. Judges praised the project for bringing "vibrancy" and "impact" to the Minneapolis market, setting a benchmark for future office-to-housing conversions.
Chris Sherman, President of Sherman Associates, acknowledges the project's significance, "Groove Lofts at Northstar Center exemplifies what’s possible when federal, state, and local policies align to prioritize investment and preservation. These efforts drive local economies, advance sustainable development, and unlock new potential for urban centers."
