Sherman Associates Hosts the Grand Opening of Beam Apartments & Townhomes in North Minneapolis

Development delivers 92 units of mixed-income housing

{MINNEAPOLIS, MINN, October 31, 2022}Sherman Associates, Mayor Jacob Frey, Councilmember Jeremiah Ellison, Minneapolis city officials, neighborhood organizations, and residents celebrated the grand opening of Beam; a mixed-income development including a 72-unit apartment building and 20 townhomes at 1820 West Broadway Avenue in Minneapolis. The apartment homes are for households earning 50% and 60% of the area median income and the townhomes are for households earning 80% of the area median income. Beam opened in September and is 100% leased. “This represents a beautiful community effort,” said Mayor Jacob Frey. “This is a community-driven, community-led, and community-delivered project and that’s something that really means a lot to our city.” Sherman’s $34.8 million development, formerly known as The West Broadway Curve, meets the City of Minneapolis’ development goals by adding housing along the City’s transportation and commercial corridor while providing diversity to the north Minneapolis housing market. The development process for Beam required close coordination between Sherman Associates, the City of Minneapolis and its Community Planning and Economic Development team, the West Broadway Business and Area Coalition, and the Jordan Area Community Council which gathered neighborhood input for the project. “I’ve lived in this neighborhood since 1989…I have worked hard for many years on the neighborhood to make sure that we have good housing, and we are just so excited about this project,” said Polly Peterson, senior board member of the Jordan Area Community Council. “Metro Blooms helped us with this lovely parklike area and Juxtaposition helped with the art. Funding support for the project was provided by the City of Minneapolis, Hennepin County, and the Metropolitan Council for affordable housing, transit-oriented design features, and significant environmental cleanup from a former gas station at the site. The City of Minneapolis spent 16 years acquiring and clearing the site, issuing a request for proposals, and monitoring the development and construction. Beam offers apartment homes ranging from 1-bedroom, 2-bedroom, and 3-bedroom floor plans, as well as 3-bedroom townhomes with private garages. Unit sizes range from 773 square feet to 2,031 square feet. Each unit at Beam includes in-home laundry and a private balcony. The Beam apartment building is four stories and includes two parking garages with 75 parking spaces and 32 bike parking spaces. There are an additional four surface parking spaces and exterior bike racks. Amenities include a community room with a fully equipped kitchen, outdoor patio with two gas grills, playground, 24-hour fitness center, office spaces, workroom, private resident storage, and on-site management. As part of Sherman’s commitment to environmental sustainability, energy usage for Beam is partially offset by energy production from a solar garden located in Carver County. All units have high-efficiency HVAC systems, LED lighting, and low-flow plumbing fixtures to meet ENERGY STAR and green community standards. Kaas Wilson Architects was the architect and Weis Builders was the general contractor. Sherman collaborated with Juxtaposition Arts on the composition of the brand design for Beam as well as a mural in the apartment lobby. Sherman is partnering with Metro Blooms to create a green space adjacent to Beam that will be installed in the spring of 2023. A jazz ensemble from Hopewell Music Cooperative North performed at the grand opening.
