Pioneer Press: With new buildings on the Mississippi, Chris Sherman is bullish on St. Paul — with a caveat

President Chris Sherman has a candid interview with the Pioneer Press on Sherman Associates’ recent developments in St. Paul and the anticipated rent control ordinance that goes into effect this May. Sherman also has plans to acquire Landmark Towers in downtown St. Paul to convert the office building into rental housing units, pending the extension of the state’s tax credit program for historic rehabilitation in June.

Sherman has completed nine residential developments in Lowertown to date, but its most recent projects have been across the Mississippi River in the West Side neighborhood.

Earlier this month, The Scenic opened with 171 units of market-rate housing, and last September, Verdant opened with 82 units of income-restricted housing. Verdant is the first pre-certified, mid-rise, Passive House multifamily building of this construction type in this climate zone. This design follows principles that are geared towards maximizing energy efficiency and can make a building up to 90% more energy-efficient than a standard building.

Completed in 2014, West Side Flats was Sherman’s first development in the neighborhood with 178 mixed-income units and retail space on the street level with a local restaurant and a Sherman-owned Starbucks franchise.
